þ Search the entire Hawaii MLS database with virtually every home on Oahu and have all the properties conveniently emailed to you daily.  You can use "My Listing Manager" or I can set a customized Hawaii MLS home email search for you without the ones in escrow.  I'll can also create a custom search criteria for you to view MLS homes on the features you choose to narrow down your search.

þ    If you need help in the loan department, I can refer you to an Hawaii mortgage lender who has proven excellent service and great rates or you can use one of your choice if preferred. Getting a loan pre-approval before you even start searching for a home is the first thing you should do.  This allows you to see how much home you can really afford and what monthly payments you will be comfortable with after estimated closing cost are calculated in like property taxes, mortgage insurance, maintenance fees, association fees etc.

þ    You'll receive daily emails of daily hot new listings or price reductions that matches your criteria.  Don't waste your time looking at "For Sale" ads or magazines.  The good ones are already sold or in escrow. Receive the properties hot and fresh as soon as it gets listed in the MLS.  Shop smart and you will reap on the rewards!

þ    I'll schedule and call all showing appointments with listing agent and find out if it's owner occupied, tenant occupied or vacant.

þ   You'll receive a computerized CMA (Comparative Market Analysis) on your subject property and surroundings to make sure you are not over paying before submitting an offer.  We'll take look at the recently last SOLD, In Escrow and Currently Active to justify your offer price.

þ    I'll prepare A well written Purchase Contract with all necessary attached contract addendums, pre-approval loan letter and other docs to make your offer look strong to the seller.  A sloppy or weak written contract can or usually will cost you your dream home when competing among other interested well prepared smart buyers.  Work with an agent who knows what there doing.

þ    I'll Open Escrow with all necessary documents, addendums, earnest money deposit and executed files as soon as we have an accepted contract with the seller and hand deliver these important docs to the escrow company personally.

þ    I'll set up and schedule all inspections which are required in the purchase contract and done promptly and make sure they are completed before the contingency deadline dates.

(Professional Home Inspection, Termite Inspection Company Chosen, Request Survey for Single Family Home  if needed etc.)

þ   Review and order documents. (Condo docs, Property Disclosure Statement, Association docs, Leasehold Disclosure etc.)

þ    I'll Prepare A Personal Contingencies Calendar which maps out your transaction timeline.  Your personal contingency calendar will be custom made for your specific transaction.  It will be  very easy to follow and I'll make sure we are on track every step of the way.

þ    I'll attend all negotiations and settlement and be there for you when you sign your escrow papers and to go over the Estimated HUD Statement to make sure all is okay.

þ    I'll Guide You All The Way until you get the keys and go over any questions along the way making your transaction as stress free as possible.  You can count on me returning all your phone calls as well as your emails in a timely manner.
